With over 3,500 residential units either underway or approved for construction in and around the downtown core, the city is experiencing a significant uplift. Downtown Revitalization Efforts: The city and Community Redevelopment Agency (CRA) have implemented a foundational transformation in historic downtown, showcasing effective results. Initiatives include adopting a Complete Streets policy to enhance both vehicular and pedestrian access, improving aesthetics, and fostering a vibrant cultural and dining scene with over 30 outdoor murals and numerous sidewalk cafés.

Infrastructure Investments: Approximately $14 million is being allocated by the CRA towards streetscape enhancements from 21st Avenue to Young Circle on Hollywood Boulevard, including additional lighting and street improvements to better connect northern neighborhoods with downtown.

Residential Development Surge: Downtown Hollywood is experiencing a boom in residential development, contributing to a rapidly growing downtown population and presenting further opportunities for residential and commercial expansion to cater to this increase.

Shell Bay Residences: Positioned as a luxury living landmark, Shell Bay Residences offers a new level of upscale living with amenities including a championship golf course with memberships starting at $1 million, tennis facilities by the Bryan brothers, and a 48-slip yacht club, reflecting Hollywood’s transformation into a luxury destination.

Orange Brook Golf Course Redevelopment: A city-owned golf course is set for redevelopment into a mixed-use enclave featuring a 175-room hotel and 750 apartments, designed to blend recreational and residential uses while preserving the area’s heritage.

Circ Residences Transformation: The conversion of Circ Residences from rental apartments to condos underscores Hollywood’s appeal as a prime real estate market, with units launched for sale amidst a high demand for modern living spaces.

1818 Park: A mixed-use project offering 269 residential units and 30,000 square feet of retail space, incorporating the historic Great Southern Hotel’s façade.

Icon Office Building: Downtown’s latest Class A office space, featuring a modern industrial design with significant common areas and marble finishes.

Soleste Hollywood Village: A luxury 503-unit apartment project near Young Circle, with plans for an adjacent luxury apartment project, Soleste Hollywood Boulevard.

The Bread Building: A mixed-use redevelopment on the site of the former Hollywood Bread Building, including 361 multi-family units and retail space.

B57 North and South: Redevelopment plans for a commercial parcel on the east side of Young Circle, including north and south towers with 802 residential units and commercial/office space.

The city’s dedication over the last two decades to revitalize its downtown, guided by a vision of balanced redevelopment and beautification, is now bearing fruit. Strategic zoning reforms, infrastructure enhancements, and investments in public spaces have laid the groundwork for a vibrant, pedestrian-friendly downtown. These changes are not just about aesthetic improvements but are fostering a lively community spirit, evidenced by the numerous outdoor murals, cafes, and public events at the ArtsPark at Young Circle.
