The Art of Arrival Takes Center Stage at South Florida’s Hottest Luxury Developments

In South Florida’s ultra-luxury condo market, the residential experience now begins before residents ever reach the lobby. The porte cochère, once a purely functional covered drop-off, is being transformed into a statement-making arrival sequence, complete with private guard houses, landscaped motor courts, sculptural canopies and hotel-level service moments designed to make coming home feel as considered as the residence itself.

Read on to discover six  South Florida developments turning arrival into its own luxury amenity. At The Perigon in Miami Beach, a lush porte cochère and rare guard house create an elevated sense of privacy along the oceanfront; at Bentley Residences in Sunny Isles Beach, the entry sequence leads into a highly private automotive experience anchored by the patented Dezervator and in-home sky garages; and at Fouquet’s Hotel & Residences, Miami Design District, a landscaped motor court leads residents into a soaring 28-foot lobby in the heart of the Design District.

The Perigon

Nestled in the sands along Indian Creek and the Atlantic Ocean is The Perigon at 5333 Collins Avenue, offering 72 ultra-luxury oceanfront residences designed by OMA with interiors by Tara Bernerd, these expansive two- to four-bedroom condominiums boast breathtaking views of the shoreline, Atlantic Ocean, Miami skyline, and Biscayne Bay. The arrival experience will be equally considered, with a lush porte cochère and rare Miami Beach guard house creating a heightened sense of privacy, discretion and ease from the moment residents enter the property. Once inside, the residential experience continues with amenities including Nota and FiftyThree by Michelin-starred Chef Shaun Hergatt, a private beach club, oceanfront pools with cabanas, a breakfast lounge, terraced fitness center and more.

Bentley Residences

Rising 62 stories on the coveted oceanfront in Miami’s Sunny Isles Beach, Bentley Residences will be the first-ever Bentley-branded residential tower and encompass 216 ultra-luxury condominiums. The arrival experience begins at a striking porte cochère designed to reflect Bentley’s legacy of craftsmanship and precision, setting the tone for a highly private residential journey that continues with the patented Dezervator car lift, which transports residents and their vehicles directly to in-home sky garages. The residential experience is further elevated by a residents-only restaurant led by James Beard Award-winning chef Todd English, private heated swimming pools on every terrace, fully automated kitchens, expansive outdoor living spaces and hospitality-driven services that reflect Bentley’s signature approach to design and performance.

Fouquet’s Hotel & Residences, Miami Design District

Located in the heart of the neighborhood, Fouquet’s Hotel & Residences, Miami Design District is Pritzker Prize-winning architect David Chipperfield’s only development currently underway in Florida and the neighborhood’s first residential offering. Spanning nearly two acres and rising 25 stories, the architectural landmark will introduce 143 condominium residences defined by Chipperfield’s bespoke ceramic exterior columns, expansive floor-to-ceiling windows with custom pale-champagne mullions, bespoke cabinetry and other thoughtfully curated details that embody the district’s design-driven spirit. The arrival sequence is designed to feel equally elevated, beginning with a landscaped motor court that creates a sense of privacy and ceremony before leading into a soaring 28-foot lobby with lounge. The project will also include a separate 12-story hotel managed by Fouquet’s, further enhancing the development’s hospitality-driven residential experience.

The Ritz-Carlton Residences, South Beach

At The Ritz-Carlton Residences, South Beach, the arrival experience is an extension of the five-star hospitality that defines the property. The boutique oceanfront development will feature an attended porte-cochère with 24-hour valet, setting the tone for a seamless, service-driven lifestyle from the moment residents arrive. Comprising just 30 custom-designed oceanfront residences, including two duplex penthouses with private rooftop terraces, the project pairs the legendary service of The Ritz-Carlton with more than 50,000 square feet of amenities, culinary programming by Michelin-starred chef José Andrés, panoramic views of the Atlantic Ocean and Miami Beach, interiors by Alessandro Munge of Studio Munge and architecture by Kobi Karp Architecture.

Ocean Terrace

A grand, lushly landscaped porte-cochère sets the tone at Ocean Terrace, where residents arrive by way of a cobblestone driveway and triple-height covered motor court designed to create an immediate sense of privacy and ease. Set along a full oceanfront block in Miami Beach’s North Beach neighborhood, Ocean Terrace will feature a 20-story residential tower with 52 residences, each with uninterrupted ocean views and expansive outdoor space. With architecture by Revuelta Architecture International and interiors by Robert A.M. Stern Architects, Ocean Terrace also includes a boutique hotel, resort residences, curated retail and an already open to the public five-acre Raymond Jungles-designed park that opens directly to the shoreline.

Shorecrest: Shorecrest is a 28-story luxury waterfront condominium by Related Ross rising along North Flagler Drive in West Palm Beach. Designed by Roger Ferris + Partners with interiors by Rottet Studio, the boutique tower will offer 98 residences with sweeping views of the Intracoastal Waterway, Palm Beach Island, and the Atlantic Ocean. Residents will arrive through a grand porte cochère and 24-hour attended lobby featuring concierge service, a refined lobby lounge, valet parking, and hospitality-inspired design that sets the tone for the elevated residential experience. Complementing its arrival sequence, Shorecrest offers more than 18,000 square feet of resort-style amenities, including an exclusive partnership with Equinox, a rooftop pool deck, private dining and entertaining spaces, and personalized lifestyle services, setting a new standard for luxury waterfront living in West Palm Beach. Completion is expected in 2027, and current availability is priced from $3 million.
